April saw a nearly 2.5% decline in the average sales price in Plymouth Michigan, compared to March. Comparing April 2011 to April 2010, the average sales price is up 2.2%. There has been a lack of new listings coming on the market. Those listings that do come on market and are in great shape and priced well have seen, in some instances, multiple offers.

We see that just a little over two months was the average time for a home to have sold in Plymouth during the month of April. For sellers, I would advise the same as a rough estimate for the sales price of your home. Why present the number if it should be taken with a grain of salt? Simply put, the sales price per square foot is another stat that I would suggest you be aware of, but not use as the sole determining factor on buying or selling a home. Taken together with the quality of the home, list price against the rest of the competing homes for sale, and location, average sales price per square foot could be a good indicator of the value or deal on a given home.

Glad to see things are looking better in the area. I grew up in Milford and went to U of M so I know that area well. That average 75 DOM I would kill for over here in the Chicagoland area. Hopefully values and inventory will continue to stabilize in the area. I know my sister-in-law’s parents live in Plymouth and they’re going to be selling in the near future – it would be great if conditions can improve for them.
